I see alot of you telling people not to move to Portland, or putting down Californians or just in general acting as if people don't have a right to live there.

Whats the deal with the locals?

Is it all just a bunch of hippies that are afraid of new people?

I asked a question about business yesterday, and one guy completely shot it down stating that its better to shop at big corporate companies such as Cost Plus rather than shopping with a local family owned/private business. He basically told me not to open a business there, since when do people *not* support local privately owned businesses? This is the first time I have heard someone state they'd give their money towards a big corporation than a privately owned local business.

I have also received answers stating *not* to move to Portland, that Portlanders *hate* Californians, etc.

WHAT is it about you locals that you hate so much?

I will be teaching. in the public school system.. I am looking for a place to live that is relatively affordable, laid back, and progressive with solid public transportation. Any suggestions? I am also willing to live in the suburbs.

I'm at a crossroads at my life and am finally graduating college (I've gone part time for years while working in a job that will go nowhere but is administrative and will look good on my resume). My boyfriend and I are looking to get away from the east coast and start our lives somewhere fresh. He wants to move west since the time zone difference will help with his at home job (here he doesn't wrap up things til' after 7). We just came back from a trip to Colorado where we visited Denver, Boulder, Fort Collins and more – although it was great; people are so nice, it's clean and there are many things to do not to mention the beauty of the mountains – for some reason it didn't grab me as “move here”. Maybe it's because I've grown up my whole life either living right on the water or being less than a mile away (grew up in Southern Maryland and currently live in Connecticut right on the Long Island Sound) and in the Denver suburbs there's a big lack of it.

I've heard some great things about Portland but I'm worried about the weather and the economy.

I've also heard good things about Washington state around Seattle or Bellvue but I again worry about the weather and although we make decent money the price of real estate is a bit pricey.

Any sage advice would be great to here, we're hopefully looking to move this summer after I graduate and start an adventure in a new place.

Looking to rent an apartment in Portland, OR that is either a house turned into an apartment or in a neat historic building. We are looking for 2+ bedrooms in a good neighborhood for under $800. We are moving at the end of this month and aren't able to check any out for ourselves and I'm wondering if anyone out there knows of any 4 plex's that we could look into. We aren't having much luck on online sites and we just want something unique that doesn't have 500 other units.

I wanted to buy some indoor soccer shoes there.

The Canadian Government has recently implemented new real estate rules for home buyers every Canadian should learn about and understand. These new rules are designed to discourage potential home buyers from acquiring a mortgage they could never afford to repay in the event there was an increase in interest rates. Finance Minister Flaherty announced Canada will stop supporting mortgages that have an amortization period of more than 30 years. The government will be reducing the maximum amortization period from 35 to 30 years for government-backed insured mortgages that have loan to value ratios over 80 per cent. The reason for the reduction is to make it easier for mortgage holders to pay off their household debts earlier and reduce the interest on their loan amount. The most significant part of the new rules is they only apply to buyers requiring government-backed mortgage insurance.

Mr. Flaherty also announced the Federal Government will be reducing the maximum borrowing amount for refinancing mortgages from 90 per cent to 85 per cent of the value of the home. As well, Mr. Flaherty declared the government will be withdrawing government insurance backing on home equity lines of credit (HELOC).

Regarding mortgages for first time buyers, it will not matter what mortgage rate you select since borrowers will have to meet the requirements for a five(5)-year fixed rate mortgage. As a result, if interest rates increase, the rule will prepare borrowers for the higher rates. If you are a first time borrower, it will be much more difficult to qualify for a mortgage.

First time home buyers will have to make some personal financial changes before they apply for a mortgage. For instance, they will have to pay off outstanding debts such as credit card bills and personal loans. Creating a monthly budget will help teach people how to live within their means. Learning not only how to pay off outstanding debt, but also how to reduce monthly expenses is very worthwhile for developing a long term plan of proper fiscal money management. It can be very helpful to work with a credit counsellor to help establish a sustainable budget and develop a plan to pay off outstanding debts and not incur any additional debt in the future.

I have really bad credit and I need to find someone who is willing to work with us. Here are four steps to creating your unique selling proposition.

Step 1 – Brainstorm Your USP

The first step to creating your unique selling proposition is to brainstorm all the reasons why clients should do business with you. Instead of using vague and meaningless phrases like “I offer high quality service and professionalism,” quantify exactly what clients get when they do business with you. What does “high quality service” or “professionalism” mean to you?

Your USP should be specific to your niche audience, in line with your strengths, and different from your competition. What do you do differently from other real estate agents that makes you stand out? What do your best clients say about you? What are you most proud of? Are you a local real estate expert or well-known in your area? What are your real estate sales accomplishments? Write down whatever comes to mind. It’s ok at this stage to write several pages.

Step 2 – Clarify Your USP

Once you have a clear idea of how you differ from other real estate agents and why prospects should hire you over all the other ag

Step 3 – Prove Your USP

Your prospects are skeptical, so you need proof that you can do what you say. A great way to do this is to get client testimonials. Step 4 – Test Your USP

SAN FRANCISCO – Josette Melchor spends much of her time devising ways to lure art lovers into the contemporary exhibition space she runs in downtown San Francisco, halfway between the city’s Civic Center and bustling Union Square.

She also spends time making sure other people stay out.

“We don’t have open doors, ever. They’re always locked,” said Melchor, whose Gray Area Foundation for the Arts sits at the convergence of the Tenderloin and Mid-Market, two of the city’s most downtrodden neighborhoods. “We must see 100 crimes every week out of these windows, and although the city wants it to change, it hasn’t happened.”

The foundation’s arrival in 2009 was heralded as the start of a trend that would culminate in a unique creative hub along Market Street, one of San Francisco’s busiest thoroughfares, where the wide sidewalks are packed most days with tourists, street performers and employees from the nearby financial district.

Yet the five block stretch of prime real estate known as Mid-Market remains a sea of boarded-up storefronts and “For Lease” signs, and transients are the most visible occupants. The most common crimes in the area are drug deals and muggings, according to San Francisco Police Department data.

But a new crop of potential tenants — Twitter Inc., the American Conservatory Theater and the organizers of the annual Burning Man festival — and a recently announced Mid-Market tax incentive plan are renewing hope that a transformation is finally coming.

“I think the time is now and we’re going to see some bravery,” said Marian Goodell, director of business and communications for Burning Man, which held its first gathering in San Francisco in 1986 and has based its offices there ever since. “I’m really optimistic that some magic is going to happen.”

The tax proposal announced Feb. 7 by Mayor Edwin Lee and two city supervisors is an attempt to solve two pressing problems: the general reluctance to take a chance on Mid-Market and the threatened exodus of Twitter and other prized businesses from San Francisco to parts of the Bay area where real-estate costs are significantly lower.

“Keeping companies like Twitter helps us create jobs, boost our local economy and, in this case, can be a catalyst to transform our central Market Street area,” Lee said of the plan, which would offer a six-year payroll tax exemption for companies that relocate to the area. The plan must be approved by the Board of Supervisors.

Jennifer Matz, director of the city’s Office of Economic and Workforce Development, described Twitter as “the big fish” the city hopes to lure with the new incentive, though it would be available to any for-profit business with a payroll above $250,000.

A spokesman for Twitter, which is quickly outgrowing its current headquarters three blocks south of Market Street, declined to comment on the city’s claim that it is considering leasing the massive former San Francisco Furniture Mart. The social networking service currently employs about 350 people, but has said it expects to expand to several thousand over the next five years, Lee said.

With or without Twitter, the positive effects of a Mid-Market tax exemption would ripple throughout the city, said Jim Lazarus, senior vice president of the San Francisco Chamber of Commerce

“San Francisco remains a very attractive place for people to live, and yet we’re losing jobs,” he said. “This will help bring the kind of employment density into the area that it desperately needs.”

The efforts to bring new blood to Mid-Market also are eliciting praise from groups in the neighboring Tenderloin — home to the city’s highest concentration of parolees but not a single full-service grocery store.

“We need an edge, because right now we just can’t compete with other neighborhoods on an even playing field,” said Randy Shaw, executive director of the nonprofit Tenderloin Housing Clinic. “Maybe with what’s going on in Mid-Market, businesses will think of moving here.”

Others caution that it’s still too soon to declare a Mid-Market renaissance. And the would-be tenants themselves acknowledge that nothing is set in stone.

The American Conservatory Theater, currently located a block from Union Square, is planning to expand into a $100 million Mid-Market arts complex that would include a 300-seat theater, housing for visiting artists and various other facilities. ACT has found the land — a 200,000-square-foot lot at the corner of Turk and Market streets — but is still seeking the partners and funding it would need to complete the deal.

“Either it’s going to happen or it’s not going to happen in the next six months,” said ACT executive director Ellen Richard.

Burning Man has narrowed its search to three Mid-Market sites, including the historic Warfield Building, but the organization remains uncertain it can afford the move, Goodell said.

In the meantime, Melchor is continuing to talk up the neighborhood’s potential while dealing with the harsh day-to-day realities of being a lonely pioneer.

“We’ve become this beacon in the area, but there’s no one else to help balance out what’s going on all around us,” she said on a recent afternoon, after politely turning away a man who knocked at the door asking for money. “We have a five-year lease. After that, we’ll have to see.”

WASHINGTON – Home prices are hitting new depths in most major U.S. cities and are expected to fall further over the next six months.

In a majority of metro areas tracked by Standard & Poor’s/Case-Shiller, prices have fallen to their lowest points since the housing bubble burst.

High unemployment, stricter lending rules and fears that prices will continue to fall are among the reasons why few people are buying homes. A rising number of foreclosures are also weighing down prices. And as more people get stuck in depreciating homes, housing could slow the economy.

Across the country, the housing industry is recovering unevenly. Many of the cities now setting new lows have been struggling with high unemployment, more foreclosures and, in some cases, a delayed response to the housing bust in 2006 and 2007.

Homes in more established areas — those that had little room to build during the housing boom — are doing a better job holding their value. Coastal cities in California and Northeast are seeing much smaller price declines. In Washington and San Diego, home prices even rose over the past year.

Still, many people who want to buy can’t. Nearly 25 percent of households cannot move because they owe more on their mortgage than their home is worth, according to Capital Economics. An additional 25 percent can’t qualify for a new mortgage because selling their homes would leave them with too little money for a down payment.

“We’re likely to see new lows hit across most major markets at some point in 2011,” said Mark Vitner, a senior economist at Wells Fargo Securities. “We’re afraid of all this turning into another vicious cycle.”

Housing prices in all but one of the 20 cities tracked by Standard & Poor’s/Case Shiller fell in December from November. And the overall index declined for the sixth straight month. Washington was the only metro area where prices rose month to month.

Eleven of the markets hit their lowest point since the housing bubble burst in 2006 and 2007: Atlanta, Charlotte, N.C., Chicago, Detroit, Las Vegas, Miami, New York, Phoenix, Seattle, Tampa, Fla., and Portland, Ore.

The housing sector is struggling even while much of the economy is recovering slowly but steadily. The latest evidence of the divide came Tuesday when the Conference Board said its Consumer Confidence Index rose in February to its highest point in three years. The report suggested that many people are more hopeful about hiring and income gains over the next six months.

By contrast, the outlook for housing this year is dim. Construction of new homes is on pace for little more than half the million units a year that economists consider to be healthy. And the number of vacant homes is near a record high.

Some of the worst declines in home prices are in cities hit hardest by high unemployment and foreclosures. A home that sold for $250,000 in Detroit in 2000, for example, now sells for roughly $163,150, according to the housing report. The unemployment rate there was 11.1 percent.

One in 24 Detroit-area homes with a mortgage was at risk of foreclosure last year, according to foreclosure tracker RealtyTrac Inc. — the fifth highest rate among major cities.

Homes in Las Vegas, on average, have lost more than half their value since 2006. They now sell for less than they did in 2000. The city had a record-high 14.9 percent unemployment rate in December. It also led the nation in foreclosures last year.

Three out of every four sales in southern Nevada are foreclosures or “short sales.” These sales occur when a bank lets a homeowner sell a home for less than what’s owed on the mortgage.

“You can see how many people’s dreams just didn’t make it,” said Karin Wilson, a real estate agent with Century 21 in Las Vegas.

For many, the problem is getting worse. In Phoenix, about 70 percent of all homes with a mortgage were at risk of foreclosure in January, according to the Arizona Regional Multiple Listing Service.

The median home price has dropped by half since 2008, to roughly $110,000. Prices in one central Phoenix zip code have plunged 81 percent in the past three years.

In Tampa, foreclosures and short sales dominate the housing market. One in 20 households with a mortgage was at risk of foreclosure last year. Home buyers are mainly interested in distressed properties, real estate agents say.

“They all want to steal them,” said Stephanie LeFew, owner of Tampa Home Buy Realty. “I had someone call me from Australia the other day wanting an inexpensive property for $20,000.”

Tougher lending rules have scared away some potential home-buyers. Banks have been hesitant to extend new credit. Many are demanding that buyers put down a larger down payment. During the housing boom, people in many cases were able to buy homes with little or no money down.

In many depressed markets, a significant percentage of buyers are really investors and private equity firms looking to cash in on cheap real estate, Realtors say.

The federal government is trying to deter this practice, at least in cities hit hardest by foreclosures. In Detroit, the city is using money from the U.S. Department of Housing and Urban Development to offer suburban homes to police officers with only a $1,000 down payment.

But locals have yet to take advantage. The average home price in Detroit fell 7.5 percent in the October-December quarter, to $73,200, the lowest in the nation, according to Zillow.com.

“People don’t qualify for loans anymore, and banks have continued to price homes lower and lower,” said Mike Shannon, a suburban Detroit real estate agent who specializes in foreclosures.

Millions of foreclosures are also expected to flood the market this year. That will force prices still lower. For many, the big question is, when will prices bottom? Some have tried to time their purchases to buy at the bottom. It often hasn’t worked.

Matthew Hartman, a 38-year-old sales manager in Chicago, thought he was getting a steal in 2009 when he bought a four-bedroom house for $395,000. He sold it last month for $370,000.

“We kind of thought that the market was toward the bottom, especially when we moved here in August of last year,” he said. “We thought we got a great deal on this house.”
